Professional mold testing confirms whether mold is present, measures your indoor air quality, and traces the moisture feeding the problem. We collect air and surface samples, then give you a clear report you can trust, use, and act on with confidence.
That musty smell rising from the basement isn’t just annoying. It’s often the first sign of hidden microbial growth tied to water damage or moisture intrusion you can’t see. You want a straight answer about whether it’s serious, and you want it soon.
We’re Pro-Master Cleaning and Restoration, a family-owned company serving Northwestern Michigan for more than 20 years. Owners Jason and Stephanie Muralt built this business on honest work, plain-English answers, and treating your home the way we’d treat our own.
Here’s the difference. We don’t just tell you mold might be present. We test it, document it, and explain what it means for your health, your property, and your next step. When the trouble traces back to a leak or flood, we can walk you straight into emergency water extraction and full mold and flood restoration.
Short on time? Here’s the quick version before you read further.
Trust your instincts. If something feels off in a basement, crawl space, or closed-up cottage, early testing protects both your family’s health and your budget.
Reach out if you’re dealing with any of these:
Homeowners and property managers across Ludington, Scottville, Manistee, Hart, and Shelby lean on us when they need real clarity right away.
A quick walk-through isn’t testing. Real mold testing measures what’s floating in your air and growing on your surfaces, then connects both to the moisture behind the problem.
Our process covers the full picture:
We test for the common indoor molds, including the dark varieties people call black mold. Black mold testing tells us exactly what’s present and how concentrated it is, so you never have to guess how serious the problem really is.
You walk away with more than a verbal “yep, that’s mold.” You get documentation you can act on.
Many companies stop at a quick look. Others push cleanup before they’ve confirmed the scope. Neither approach gives you the facts a real decision demands. Here’s how the three stack up.
| What You Get | Visual Inspection Only | Remediation-First Pitch | Pro-Master Mold Testing |
|---|---|---|---|
| Confirms visible mold | Yes | Sometimes | Yes |
| Measures airborne spore count | No | No | Yes, through air sampling |
| Identifies mold on surfaces | Guesswork | Skipped | Yes, through surface sampling |
| Assesses indoor air quality | No | No | Yes |
| Traces the moisture source | Rarely | Rarely | Yes |
| Insurance-ready documentation | Limited | Weak | Yes, a detailed written report |
| Honest “you don’t need this” answer | Unlikely | Rare | Yes |
The U.S. Environmental Protection Agency confirms that a moldy odor signals growth worth investigating, and that controlling moisture is the real key to controlling mold. Testing turns that odor into facts, and pinpointing the moisture source keeps the problem from returning.
Search “mold testing near me,” and a pattern jumps out fast. A lot of local pages blur testing and remediation together, recycle generic national copy, and make broad inspection claims without ever explaining how sampling works or what is measured. Worse, many never say whether their results will hold up for an insurance claim or a real remediation decision.
We do the opposite. We spell out what air sampling and surface sampling measure, why the moisture source matters, and exactly what your report will tell you. You deserve to understand the “why” behind every result, not just a price and a pitch.
We also stay honest about severity. Not every musty smell means a crisis, and we’ll say so when an issue is minor. That straight talk, backed by standards recognized by the Institute of Inspection, Cleaning and Restoration Certification, has earned us two decades of trust along the lakeshore. Health and safety guide every visit, because these are our neighbors’ homes and businesses.
Life near Lake Michigan brings moisture challenges inland homes rarely face. Lakeshore humidity settles into basements and crawl spaces, storm-driven water finds its way through roofs and foundations, and seasonal cottages sit closed all winter while dampness builds behind the walls.
Open that cottage in spring, and a stale, musty smell can greet you before your first cup of coffee. We test homes across Mason, Oceana, Lake, and Manistee counties for exactly this kind of hidden microbial growth, so you know what you’re breathing before the season starts.
Local business owners, landlords, facility managers, and real estate stakeholders count on us too. When a tenant complains, an employee raises a concern, or a sale hangs in the balance, mold testing for businesses gives you documentation you can stand behind.
When mold traces back to a sudden water event, documentation decides the outcome. Insurers usually want more than a phone photo. They want moisture-source evidence, sampling results, and a clear, organized report.
Our written mold report delivers that. It records what we found, where, how concentrated it is, and how it connects to the water damage. That paper trail supports your claim and gives any remediation plan a solid starting point.
Caught the problem early after a leak or flood? Our 24/7 emergency water extraction team can stop damage before it spreads, and our air duct and HVAC cleaning clears spores that circulate through your system.
Mold doesn’t pause while you decide. Every week of delay can widen the affected area, raise your remediation costs, and muddy the moisture trail an insurer wants to see.
Early testing keeps your options open. You get a clean baseline, clearer budgeting, and stronger documentation before conditions change. Test now, and you make your next decision from facts instead of worry.
Pricing depends on your property’s size, the number of samples we collect, and the areas we assess. We keep it transparent, with no pressure and no hidden fees, and you’ll know the cost before we begin.

A mold inspection looks for visible growth and moisture clues. Mold testing adds air sampling and surface sampling, then measures spore count and indoor air quality through accredited analysis for confirmed, documented results.
Yes. Our air and surface sampling identifies the mold types present, including the dark varieties people call black mold. Results tell you exactly what’s growing and how concentrated it is.
Often, yes. Mold can start growing within 24 to 72 hours of water intrusion. Testing after water damage confirms whether growth began and documents the issue for a remediation plan or an insurance claim.
A musty smell usually points to microbial growth fed by moisture in a basement, crawl space, or attic. Our testing confirms whether mold is present and traces the source, so the problem doesn’t return.
We respond quickly across Ludington, Scottville, Manistee, Hart, Shelby, and nearby communities. Call us, and we’ll schedule your mold testing on a timeline that fits your life.
